The Landlord-Tenant Handbook is designed to provide an overview and answer common questions about Georgia residential landlord-tenant law. While this publication can be helpful to both landlords and tenants, it should not be a substitute for professional legal advice. In Georgia, there is not a government agency with power to intervene in a landlord-tenant dispute or force one party to behave in a particular way. Landlords and tenants who cannot resolve a dispute need to use the courts, either directly or through a lawyer, to enforce their legal rights.

We are pleased to inform that starting in 2021, the Landlord-Tenant Handbook will be managed in partnership with Georgia State University (GSU) and the University of Georgia (UGA). Staff and students from GSU and UGA will take the lead in editing and updating the Handbook, while the Department of Community Affairs will continue to host it on this website for the benefit of all Georgia residents.
