PlanFirst Success Story: City of Powder Springs

DCA’s PlanFirst program recognizes and rewards Georgia communities that clearly demonstrate an established pattern of successfully implementing their Local Comprehensive Plan. The Enclave is a new townhome development in downtown Powder Springs, and its recent completion marked a major success for the city. The 2017 Springs in Motion Comprehensive Plan had as one its five goals to “develop quality, diverse housing that can attract a wide range of people and lifestyles.”

Adjacent to the Silver Comet Trail, the townhomes at the Enclave certainly achieved this goal. The comprehensive plan was developed with considerable input from the community. Their input, gathered at engagements events and through surveying, formed the basis of the plan goals developed by the project team.

The city’s Comprehensive Plan details these goals and states as goal No. 3: “Develop Quality, Diverse Housing That Can Attract a Wide Range of People and Lifestyles.” The townhomes delivered by Kerley Family Homes were well received by new buyers and widely supported by current residents in Powder Springs.

It qualifies as an achievement of a plan goal and delivered what homebuyers and city leaders desired, in that it provided high-quality housing adjacent to the Silver Comet Trail, and it delivered higher density housing in the downtown.

This development aligns perfectly with the revitalization of downtown currently underway. The new homeowners at the Enclave will soon be able to access even richer amenities as other projects related to the goals for downtown are achieved.
