Woodvale I Apartments is a senior property consisting of 40 units built in 1989 in Cordele, GA. The project received a 1988 allocation of tax credits to fund the gap between the USDA RD 515 loan and total development cost. The rehabilitation of this project will bring the property into compliance with current ADA codes and guidelines. The interiors and exteriors of all units will be completely rehabilitated. Energy efficiency codes and guidelines will be exceeded. The project is in a state of decline and in need of a major renovation. Because of the age of the property, there is a need to improve the condition of the units, therefore improving the living conditions of the tenants currently residing in Woodvale I Apartments. There is also a need to provide the tenants with amenities that were not considered when the property was built 21 years ago. The rehabilitation of Woodvale I Apartments will provide the senior tenants currently living in the community with improved living conditions and expanded amenities including but not limited to a new library, a computer lab, covered picnic/barbeque facilities and a furnished exercise/fitness center. These amenities will target the senor tenant base and provide a greater sense of community for residents. Upgraded unit amenities will include but are not limited to new appliances, carpet, vinyl and cabinetry. The improvement of the external appearance of the property will benefit the neighborhood and entire community of Cordele. The conditions of the senior tenants currently residing at the apartment property will be greatly enhanced by the proposed renovation.
